Integrated Developments are extremely rare in Singapore

Even with NorthPark Residences adding to the list, there are less than 10 such integrated developments in Singapore, namely Compass Heights, Centris, Bedok Residences, WaterTown, etc.

Chesterton Singapore, a property consultancy firm, has been doing researches on integration developments.  The MD, Mr Donald mentioned during an interview with CNA “Money Mind” that amidst the cooling property market, these integrated condos held their capital value better than other condos with pure residential units.  Integrated developments like Centris condo at Jurong Point, Hillier condo at Hillview and Bedok Residences would generally be sold 10%~20% higher than those condos among the neighborhood according to the research. He also expressed that the rental yield would likely be as high as 3.75%. It would be easier to find tenants who are drawn to the convenience of the integrated transport hub and mega retail mall. Tenants are also likely to pay higher rental rates for these conveniences.

In the same interview, Senior Executive Mr Simon Yong of CapitaMalls Asia also cited that with these integrated developments, home buyers are expected to pay a premium for the convenience which would translate to time and cost savings.
