Sol Acres EC – Why Executive Condominium (ECs) are more appealing to Home Buyers ?
With most recent new mass condo prices ranging from $1,000 PSF to $1400 PSF, while Executive Condominiums (ECs) are mostly priced between $700 PSF to $900 PSF (refers to below table). The price gaps in general are widening translating a SAVINGS of 20% to 30%! Recent changes in eligibility to purchase Executive Condominium (ECs) : mortgage loan quantum is now based on MSR (mortgage servicing ratio – 30% of income) instead of TDSR, maximum income is now capped at $12,000. This would essentially mean that the maximum purchase price of a EC without additional cash top-ups for most home buyers will be at around $1 million based on 30 years tenure; using 3.5% interest rate for calculating loan disbursement purpose as per MAS guidelines. Any amount exceeding this amount would mean home buyers either need to top up by cash for the differences or pledged with a Fixed Deposit sum for 4 years with the bank. Developers will likely price the new units for sale realistically within the $1 million mark to encourage for home buyers to take up the units. EC Buyers have to occupy the EC for 5 years (MOP) before able to sell it in the open market. Developers will set aside 70% of the supply for first-timers during the initial launch period. This is a good thing for home buyers (Singapore Citizens) as it is made up mostly by first time home buyers and a good portion of HDB upgraders.
